Please read through our rules and regulations before joining us on your adventure!
These conditions set out the basis of the holiday makers contract (the guest) with Basecamp North Lakes.
The contract becomes effective upon booking once a 20% deposit has been received. Full payment for your stay is required 30 days before arrival, if payment is not made promptly upon request Basecamp North Lakes reserves the right to cancel you stay and the applicable cancellation fee will be incured.
Booking and Cancellation – Requested bookings are all subject to availability, once a booking has been requested it will only become a contract once the booking has been confirmed by Basecamp North Lakes and deposit for the stay has been paid.
This reservation is refundable depending on the date of cancellation.
• 0% cancellation fee: more than 30 days from arrival.
• 50% cancellation fee: between 30-14 days from arrival.
• 100% cancellation fee: less than 14 days from arrival.
• 100% cancellation fee: non-arrival/no show
• Early departure/un-used nights will not be refunded.
• Booking changes may be possible up to 14 from arrival subject to availability. May incure an admin fee.
Holiday Insurance: We strongly advise all of our customers to take out holiday/cancellation insurance.
Our Rights to Cancel and Applicable Refunds
We may have to cancel your booking due to an event outside of the parties control. We will promptly contact you if this happens.
If we have to cancel a booking, in the first instance we will offer you a postponement of your booking. If that is not suitable, any payments the guest has made in advance for booking that cannot go ahead will be refunded.
We may cancel the contract for your booking at any time with immediate effect by giving you written notice if you:
• do not pay us when you are supposed to
• break the contract in any other material way
Arrival and Departure
Check in is available from 3pm, we kindly ask that you checkout before 10am.
Changes to Bookings
If you would like to make any changes to your booking please contact us via email at: [email protected] or telephone: 017687 78328 and we will try our best to accommodate any requests where possible.
Children
Basecamp North Lakes is a working agricultural site with live animals and many other hazards. Children must not be allowed un- supervised anywhere on the site, and must be supervised at ALL times around the alpacas as well as the fire pit and wetland forest trail.
Liabilities
Alpacaly Ever After and Basecamp North Lakes CIC will not be responsible to the guest at all, whether in contract, or (including negligence), breach of statutory duty, restitution or otherwise for any injury, death, damage or direct, indirect or consequential loss (all three of which terms include without limitation pure monetary loss, loss of profits, loss of business or revenue, depletion of goodwill, lost expectation, loss of savings, lost data and similar loss) however caused arising from or in connection with the use of the facilities at Basecamp North Lakes including any computer virus.
Our Alpacas
Under no circumstances should you feed the alpacas anything outside of a Meet The Alpacas activity with a guide present – we have to be strict with their diets and their stomachs can easily be upset.
– Any behaviour towards the alpacas that we deem abusive, goes against our guides instruction or is in breach of this contract will see you and your party immediately ejected from site without compensation for the stay.

Exploring the Site
Strictly keep to the areas shown on your map. We have a large herd of rescued and re-homed alpacas, some of which have behavioural issues and have been separated for their own and the rest of the herd’s safety, as well as visitors.
Showers
Please do not use your own soap in the shower unless it is eco-friendly and approved for septic tank use! We have a very technical treatment plant on site that maintains a neutral output into the stream and it is extremely sensitive. Lovely eco-friendly soap from local makers will be provided in the shower facilities.
Damage and Losses
Basecamp North Lakes accept no liability for: theft, loss or damage during or as a result of a stay. The guests are responsible for all loss and/or damage which arises. The guest is responsible for leaving the land clean and clear of any rubbish or belongings.
Extras
Add-ons/extras can be cancelled up to 48 hours in advance of arrival. After this time no refunds will be given as items are prepared in advance.
Breakages or Damage To The Cabin
The guest is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guest. The guest is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guest. We do not normally charge for minor breakages. We may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this to us.
No Fire Policy
Fires are restricted to the fire pit only.
No Smoking Policy
We have a NO smoking policy in the cabins or outside, with the exclusion of the designated smoking area, including cigarettes and e-cigarettes. Please be respectful and considerate to the land and animals and be sure to remove any trace of it from site.
Quiet Site
This is a family friendly site and is shared with alpacas and the land owners, and has been established for the enjoyment of nature. Please keep it peaceful after 8pm.
Dogs/Pets
Sorry, no dogs or pets allowed.
No Swimming or Paddle Boarding
There is a no swimming or paddle boarding policy in the lake due to nesting wildlife – sorry!
Disabilities
We highly recommend that any guests with limited mobility contact Basecamp North Lakes prior to booking to discuss any needs.
Your Neighbours
Please be courteous and kind to your fellow guests as well as any staff, animals or visitors on site.

Our Right to Evict
We have put these simple rules in place to keep our alpacas, our land, our staff and yourselves safe and happy! We may end our contract with you and ask you to leave the site immediately (without any compensation being payable) if:
– You or your party have committed a serious breach of these terms and conditions.
– We consider that you or your party’s behaviour endangers the safety of our visitors, staff or animals.
– Any complaints are made of anti-social, abusive or unacceptable behaviour against you or your party.
– If you bring any illegal substances to site.
– You or your party cause an unreasonable amount of damage to the land or property.
– You exceed the maximum occupancy limit for your accommodation.
– Performing any of the prohibited actions outlined in this contract.
Lost Property
The owners of Basecamp North Lakes are not liable for any of the guest’s lost property. Reasonable effort will be made by Basecamp North Lakes to inform the guest of any lost property items that are found by the housekeeping staff. Lost property will be held by Basecamp North Lakes for a period of 1 month, after this time the items will be disposed of. An administration fee of £10 plus postage and packaging will be charged to the guest to cover the handling of lost property. Basecamp North Lakes does not accept any responsibility for returning items of lost property.
Complaints
Any complaints must be made known to Basecamp North Lakes immediately so that remedial action can be taken if required. In no circumstances will compensation be made for complaints raised after the holiday period has ended, or when the guest has denied Basecamp North Lakes the opportunity to investigate the complaint and endeavour to put matters right during the holiday period.
Declaration
I have read the terms and conditions of this booking and agree on behalf of all members of my party to abide by those conditions during my stay at Basecamp North Lakes.
